Kennemore in Alpharetta: What New-Home Buyers Should Know
Toll Brothers has opened sales at Kennemore, a new single-family community in Alpharetta with prices starting at $1.16 million. If you are shopping new construction in Alpharetta or Johns Creek, or you own a larger home nearby and plan to sell, this adds a new option to the comparison. One detail matters more than the mailing address: Kennemore sits in Forsyth County.
What opened at Kennemore
The builder announced the opening on October 19. Its sales center is now open at 840 Avian Terrace in Alpharetta. Homes run from about 3,600 square feet to just over 5,000, on what the builder calls estate-sized homesites. Buyers can choose two- or three-car garages and basements, and pick finishes at the Toll Brothers Design Studio.
Earlier coverage in Atlanta Agent Magazine described two collections. The Highlands Collection runs from 3,674 to 4,423 square feet. The Reserve Collection runs from 3,677 to 5,073 square feet.
Planned amenities include a clubhouse, pool, playground, tennis and pickleball courts, and walking trails. The builder also points to nearby shopping and dining at Avalon, Halcyon and The Collection at Forsyth.
A few things the announcement does not say: how many homes are planned, what HOA dues will be, and when the first homes will be ready to move in.
An Alpharetta address, a Forsyth County home
Many people hear "Alpharetta" and picture the city in north Fulton. Kennemore is on the Forsyth County side. That is not good or bad on its own, but it changes the math and the paperwork.
The county sets the property tax bill, the school district, and many of the services you will deal with day to day. A Forsyth County home and a Fulton County home with the same price can carry different yearly costs. Before you compare Kennemore with a resale home in Alpharetta or Johns Creek, compare the full monthly cost, not just the price.
What this means if you are buying
A starting price is a starting point. With any new build, the final number depends on the plan, the homesite, and what you add at the design studio. Here is what I would ask on the first visit:
- What is included in the base price, and what are typical upgrade totals on recent sales?
- Are there premiums for certain homesites?
- What are the HOA dues, and what do they cover?
- What is the estimated build time, and what happens if it runs long?
- What does the builder warranty cover, and for how long?
- What will the property tax estimate look like once the home is fully assessed?
One practical tip: some builders ask that your agent come with you, or register you, on your first visit to the sales center. If you want your own representation, ask about the policy before you walk in.
What this means if you are selling nearby
If you own a home of similar size in north Alpharetta or Johns Creek, Kennemore becomes part of your competition. Buyers in this price range will often tour a model home and a resale home in the same weekend.
New construction offers new systems, a warranty, and choices at the design studio. A resale home can offer things a new build cannot: mature trees, a finished yard, an established street, and a move-in date that does not depend on a build schedule. Price and prepare your home with that comparison in mind. Condition and presentation matter more when a brand-new option is a short drive away.
What to watch next
- Pricing over time. In July, coverage put the expected start for the Highlands Collection near $1.1 million. The opening announcement says $1.16 million. Watch whether that number holds as homesites are released.
- Model homes and inventory. Watch for model homes and any quick move-in homes, which give a clearer picture of finished prices.
- Move-in timing. The first closings will show how long the build process takes here.
My take
My take: Kennemore gives buyers in this price range another new-construction choice close to Avalon and Halcyon, and that is useful. But I would not compare it to a Fulton-side Alpharetta home on price alone. Run the full yearly cost, including taxes and HOA dues, and get the upgrade numbers in writing early. For sellers nearby, this is a reason to be sharp on pricing and condition, not a reason to worry.
