Alpharetta may bring Fulton County into the North Point tax district tied to an NHL arena bid. What it means for nearby homeowners and buyers.

If you own a home near North Point Mall in Alpharetta, or you have been looking at listings around that part of town, this week matters. The Alpharetta City Council is set to consider bringing Fulton County into the tax allocation district that is meant to help land an NHL team and a 20,000-seat arena at the mall site.

It is not a done deal, and it does not change anything overnight. But it is the next real step in a project that could reshape the North Point area over the next several years. Here is what happened, what it means locally, and what I would watch.

What happened

According to Appen Media, the council is scheduled to meet Oct. 19 at 6:30 p.m. at City Hall, 2 Park Plaza. On the agenda is an intergovernmental agreement that would let Fulton County take part in the North Point tax allocation district, or TAD. The Fulton County Commission is expected to review the same agreement at a 10 a.m. meeting on Oct. 21.

The city created this TAD earlier, and it took effect at the end of 2025. It covers about 150 parcels and almost 650 acres, anchored by North Point Mall. When the council approved it, the taxable value inside the district was about $261 million.

If the agreement goes through, Fulton County is projected to put $192.42 million toward TAD financing, and the city about $109.12 million. One important condition: if the project does not secure an NHL franchise, no county money can be used.

What a TAD is, in plain terms

A TAD is not a new tax. Your tax rate does not go up because a TAD exists. Instead, when property values inside the district grow, a share of the extra property tax that growth produces is set aside for improvements inside that same area, things like sidewalks and parks.

So the money depends on the district growing. That is why the arena plan and the TAD are tied together.

What it means for North Point area homeowners and buyers

Some background from earlier coverage helps here. In August, the council voted 4-3 to rezone the roughly 99-acre mall site, according to the AJC. The plan from developer Jamestown, working for owner New York Life, includes the arena, a practice rink, two hotels, up to 1,385 rental apartments, 750,000 square feet of office space, and shops and restaurants. Dillard's would stay. That rezoning also depends on the NHL. The city set a deadline of Aug. 24, 2031, for a team to be awarded, or the zoning reverts.

For homeowners nearby, a project this size could mean more jobs, more places to eat and shop, and more traffic on event nights. For buyers, it adds a question to ask about any home near the district: how close is it, and how would arena traffic and new construction affect daily life there?

For sellers, I would not price a home today as if the arena is coming. The team is not secured, and the AJC reported that the owner expects meaningful demolition or construction to be a year or more away.

What to watch next

  • The council vote on Oct. 19 and the Fulton County Commission review on Oct. 21.
  • Any NHL expansion news. The Gathering at South Forsyth is also seeking a franchise, so Alpharetta is not the only local bid.
  • Traffic and road plans around North Point. Transportation rules were part of the rezoning conditions, but details have not been laid out in what I read.
  • Whether the developer asks for more incentives. The AJC reported Jamestown has signaled it may.

My take

My take: this is a step forward, not a finish line. The county money only flows if a team comes, and the zoning has the same kind of safeguard. That is a reasonable setup for taxpayers. For homeowners, I would follow the process, not the headlines. If you are buying near North Point, ask how a busy event district could affect your street, both the upside and the traffic. If you are selling, price on today's market, not on a project that is still waiting on the NHL.
